Planning Division To all Home Builders and Home Buyers

	The Planning Department is responsible for the management of various land use programs within the unincorporated areas of Denton County. This includes the federally mandated National Flood Insurance Program including permitting, water quality and quantity and program compliance, the Denton County Subdivision Rules and Regulations and developers compliance with County regulations, and the Lake Ray Roberts Land Use Ordinance enforcement and its zoning cases. We are continually working to improve development of our database framework to tie together all parts of Planning & Engineering for real time distribution of Development Permits, Storm Water Permits, Subdivisions and Real Property, and Lake Ray Roberts Zoning issues on the Landmark Internet Mapping Site. Existing databases are critical and are a high priority to this department, other County departments and the public. Future development of the Web based data will include all permits and inspections to better serve the Public and other County offices.
	Planning Department Staff: Rosa Ramirez and Gary Cook - Associate Development Coordinators -Rosa and Gary are your First Stop in the Planning Department. They will get you started with any Permit that you may need. -They will fax/email information to the Utilities Company for you. -They will help assist the public with property identification and ownership records. -They will assist in research of past ownership on tracts of land throughout the County. (This is your first stop before pulling deed records at the County Clerks Office) -They will also direct you to other departments for assistance. Terri Crabtree - CFM, Gary Harris - CFM and Kay Roach - Development Coordinators -They approve your permits. -They handle Platting issues, questions and concerns. -Terri and Gary Harris are also Certified Floodplain Managers and will help you with any questions regarding these issues. -Kay handles Lake Ray Roberts and the Development Support Committee with Teri and Gary to help as a back up. -For More complicated history research, you should contact Terri or Gary Harris for assistance. Michael Tubiolo - Construction Manager -Michael is responsible for managing the construction of County Buildings Karen Young - Administrative Specialist III -Karen handles all administrative work for the Planning and Engineering Departments -Handles budget, purchasing, time issues and work orders for both departments -Website Updates -Maintains all Engineering, Planning and Employee files -Handles administration issues for the Development Support Committee -Handles administrative issues for Construction Manager -Maintains and updates the budget for the County Buildings in process
